A new project refurbishing an old industrial factory of some 100 years

Mayphil approached APT with a comprehensive property refurbishment project. The internal walls of their building were painted with multiple layers of lime wash and other paints, causing flaking and damp issues. The exterior masonry displayed limescale, brick salt staining, and algae growth that needed removal. Additionally, the exterior steel-coated cladding sheets were peeling off, requiring stripping and re-painting as part of the property refurbishment.
Some cladding sections also needed replacement due to damage. The warehouse floor demanded deep cleaning and repainting, while old industrial metal cutting machinery needed thorough cleaning before shipment to another plant. The factory’s timber-lined ceiling covered with damaged soundproof boards required attention. Leaking roof steel gutters and glass skylights covered in moss, algae, and rust staining needed treatment. Minor repairs and redecoration of some exit doors were also part of the refurbishment plan, all with the objective of enhancing the property’s visual appearance.
To address the diverse challenges of the property refurbishment project, we conducted a thorough property survey in collaboration with Mayphil’s management team. Through insightful discussions, we explored various options and approaches, proposing repair solutions over replacements for certain items like cladding and security grills to save costs.
For removing paint from walls and cladding, we utilised our specialised soda blasting system, reducing time and expenses significantly. Exterior cladding was stripped and recoated in appropriate colors, while steel cladding and metal grills were treated with anti-rust primers before recoating. We employed our high-pressure washers to clean up glazing effectively. For the warehouse floor, we acid-etched and repainted it, incorporating designated safe route walkways.
Mayphil’s old industrial machinery was thoroughly cleaned using our sister company, APT Commercial Chemicals cleaning products, including UltraMax 2020 – Industrial Degreaser, before being shipped to another plant. Moss and algae growth on the roof light glazed panels were eradicated using our specialized product, Algae Free, with the help of our high-level rope access team.
Throughout the property refurbishment project, we adeptly managed obstacles, such as constant machinery movement and the presence of other contractors, ensuring smooth coordination and efficient execution of the project.
