Dilapidations in property refer to breaches of leases due to the condition of the property being leased. This can occur during the lease or at the end of the tenancy period. Wear and tear, mistreatment and neglect to the property can mean that the tenant is required to have the property put back to its original state, or for the landlord to arrange for the repairs and can legally claim for the payment of these by the tenant. Further work is sometimes required at the end of the lease to reinstate any alterations that have been made to the property.
